Shotgun Valley, LLC owners Raymond Moore and Steve Emery, a litigating attorney in Indiana ripped off my son and I in North Fort Myers Florida. Raymond Moore made the decision to place a first mortgage on a property that we were very interested in in North Fort Myers Florida. My son who is in active duty with the Marine Corps no longer has a home to come home to because Mr. Emery and Mr. Moore used illegal tactics to place a mortgage on the property. The title company without my knowledge had me sign a deed, no copy was placed in my closing package, the lenders used this document to take the house, locking myself and my son out of it June 13, 2011. Then throwing our belongings out in the street. My daughter was heart broken, my son is still in disbelief. To make matters worse, there were no appliances in this home when we bought it, so $2000 dollars worth of new appliances were put in the house, these men refuse to give them back to us, they are basically holding our appliances hostage. Mr. Moore is also a sexual predator, one of his tactics was to attempt to force me into becoming his "sex partner" while he is in Florida, because his wife no longer has any interest in sex. Beware these guys are all around unethical not to mention devious. |

I was the closing agent on the transaction referenced by this person on the "Predatory Lenders in Florida" article against Shotgun Valley, Steve Emery and Raymond Moore. The only truth in this report is that her son has no home to come home to.
This buyer was caught lying to the lender during the process of the closing in that she never disclosed to the lender that she would be giving a second mortgage to the seller at closing. When this was disclosed to the lender prior to closing, but after the lender had wired the loan funds to this office for closing, I was instructed to hold disbursement of the funds until such time as the situation could be resolved as they had been told that this was to be a purchase with the buyer coming in with the difference between the sales price and the loan amount in cash. With the second mortgage the buyer had to put no cash in to the closing and, in fact, would get funds in her pocket.
The closing was eventually completed, the buyer knew at the time of closing that she was signing a deed back to the mortgage holders (both of them) at the specific request of both lenders and was given copies for her files. Her balloon payment was due to the first mortgage lender 60 days after closing, May 31, 2010 and the fact that she was "locked out of the house on June 13th" tells me that this lender actually gave her some additional time to get the refinance funds in place as she had told them and me at time of the original closing.
This person has a history of lying to purchase property in the Lee County, hurting other private lenders in the process and also, I found out, has a criminal history of bouncing checks, which she also did to me, although luckily the check she bounced on me was only for $300.00, writing a check on an account she did not realize her son (yup, the one left homeless) had closed "without her knowledge". My request to her to replace the funds fell on deaf ears and resulted in threats being made against me for wrongs she believed I had done by not disbursing funds in direct conflict with instructions given to me by the lender when they found they had been lied to.
Yes, I feel bad for her daughter and son but I am sure they were not overly surprised by the lose of the house since it has happened on other occasions. |
