I was sweet talked into believing that this company (which turns out to be a one man show) could help my husband and myself out of a desperate situation. The house we have been renting for the past 4 years is being foreclosed on because the landlord filed bankruptcy. We basically were told that we have 60 days to move once the bank notifies us in writing. Well after living in a house for a number of years we didn't want to go back to apartment living and were hoping to find another house to transition into with our three children. In steps Josh Leventhal singing the praises of his business. As a wise consumer I searched his company name and his name on the internet and could not find any complaints at all. Basically it boils down to giving him a $1000 down and then pay an additional $1000 in 2 payments of $500 each. We did the first payment, and then I proposed to do sales calls for him to earn the money to make the two additional payments since we are from a single income household. So now I roped myself into helping this crook, and convinced 3 other families to do the same as I. That is how convinced I was that this was a wonderful program. Flags started going off when the only form of communication with this guy was either by text or email. I had tons of questions that I was getting from potential clients and I consistently had to email them because he would never answer his phone. I finally got frustrated between trying to search for houses and pack, and making calls to people to convince them to do something I wasn't so sure was going to work out for me, never mind them.
We found a house, he requested that we wire him first last and deposit so he can put a deposit down and sign a P&S Agreement. We insisted that he provide us something to show what we were paying for and after that finally was taken care of, he did sign the agreement and place a deposit. Week after week I have sent emails and texts trying to find out the closing date, only to get put off, or ignored and get told that everything is fine, he would be in touch and let me know as soon as possible. Then the Real Estate agent for the property gets in touch with me to inform me that Josh Leventhal had just requested to pull out of the deal and wanted a full refund of HIS money. Come to find out, despite us paying almost 6000 at this point, he only paid 2000! I had to contact him and ask what is going on, and he lied telling me everything was fine. When I demanded a moving date I got a nasty email back stating that the investor he had backed out and as soon as he gets his deposit back then I will get mine. After several attempted phone calls and emails and texts, this man is completely ignoring me now. I have sent him a 30 notice to refund my money and he has not even replied to that either.
DO NOT TRUST THIS MAN! We are now facing homelessness, because we have to scurry to find a home that is going to fit the five of us and our lg breed dog, in the middle of winter on top of it!
I will join forces with who ever would like to speak, and hopefully I can get some of our money back that my poor husband worked so hard to get together.

| I was scammed $8000, now he cannot give my money back because he said he is filing bankruptcyI have alerted several people including the FTC, Ma attorney general, RI attorney General and Channel12 news contact me at [email protected] We need to stop him and get our money back.We have more of a chance if we do this together |

He got me and my husband for 2000. but more over that was the fact that i spent 1 year looking every where for a house, go to work, get out of work go check a house, contact him, get some bs about the house not being right, or im not listening to what he said as far as what to look for. I found a house finally fell in love it was perfect only to get a email from him that the business was filing for bankrutpcy. i was in tears, my dream of home ownership was gone, i was crushed. then when i asked him about my money, oppps no more contact for a few weeks then i get the dear josh letter about how he will someday repay me out of his pocket... yeah right, i contacted help me hank, the mass attorney general, i have a friend on the police force that is taking care of me, in a way, , im not letting this go, at all, ive been checking things out online, , , here are some links i thought some of you might like to see, , , ,

| Josh keeps changing the company name but he cannot hide forever, he is bound to be found out.He is very nice at first until he gets your money.Once he gets your money, does nothing to get you a house, then when you want your money back, he is sarcastic and rude.If he thinks I am a bitch now, just wait, because I do not give up easily and I will not just sit here and let him take my money without a fight.He took me down now I will take him down.If he cannot afford his big expensive lifestyle, he should start living within his means like the rest of us have to do!He not only took my money, but I spent hours of my time finding properties, setting up appointments to see these properties, sending Josh the information on the properties, just to be told how the property would not work, so we would try again and again and again.He was feeding me bullshit, then when you tell him you want your money back it's another crock how he has to put in a request to his accountant, another bullshit story.Then when you back him into a corner, it's the whole bankruptcy story.Well Josh filed bankruptcy3 months before he took my money, therefore he took my money under false pretenses, he took another $7000 from me for the down payment on our house.that was 7 months after filing personal bankruptcy.Once he got my money, he had his bankruptcy dismissed, that was3 months after he took a total of $8000 from me.Nice person?I don't think so.He prays on other people's misfortunes.He takes from people to keep his own family going.He uses the bankruptcy court system for his own gain.It's just like knowing you are filing bankruptcy so you go out and charge a shitload of stuff thinking you won't have to pay for it anyway because you are filing for bankruptcy anyway.I will not only get what he took from me, I will get compensated for all my time, which was totally wasted.And Josh, I hope you are reading this because you know exactly what you have done to all these people and I think you know we are uniting and are going to see you have to answer to a judge at some point.I actually feel kinda sorry for you, having to take money from people to support your lifestyle, I hope I never get that desperate! |

| When my fiance and i started working with josh we were so desperate to be in a home after failed attempts to buy a house this seemed like the perfect program, he bullshitted us to think it was a good idea and im so upset still that i lost out on 1000 dollars 1 year after the fact.. im so sorry people were taken advantage of for thousands of dollars, as soon as i had called and looked at a few houses and noone would take a seriously and josh wouldnt lift a finger to make anything happen and had the balls to ask for more money i told him off and said we were done with him he told me i was making a mistake and im not giving it enough time... He is a piece of shit person and i hope he goes to jail, if there is anyway we can all get our money back id love for someone to email me... [email protected] |
