| You are better off buying a card board box to live in, then having to deal with Brian Berbenbile, owner, of Arcadia Homes. In August of 2010 we put $1000 down as earnest money on one of his listed properties. The earnest money was to be fully refunded if the transaction fell through. We were declined financing for the property so I immediately contacted Brian about my refund. I also gave him explicit details as to where to send the refund. This is when all the lies and phony excuses started. When I contacted Arcadia Homes as to the where bouts of my refund, I was told numerous times it was in the mail, never once was it mailed or it would be the next day or week. Brian always acted surprised I hadn't received my money and blamed the bank on issuing the check, which was never done. Brian's reaction to my not getting my check was one of falsified surprise that I hadn't received it yet. Brian knew the check was never issued or mailed, but told me otherwise (flat out lied to me). This has continued for almost 4 months now. As recently November 18, 2010, I was told that Brian had a check for me at his Mesquite sales center. When I arrived Brian said it would be just a minute. Fifteen minutes later he tells he can't write a check until Friday 11-19-2010 because if he issued one at that point in time the check would have bounced. He swore to me up and down that on Friday he would personally deliver the check to me at my residence. Well on Friday 11-19-2010 I still had not seen him by 1:20 in the afternoon. I called Brian at the Arcadia Homes Sales Center. James Bradley answered the phone. I asked for Brian but he said that Brian was out. I then asked him when Brian was coming to my home to deliver my check. James then says that it won't happen. I might get my check on Monday 11-22-2010. You can imagine my anger and extreme frustration now. Any reputable business would have put my earnest money into a escrow account that would be easily accessed. Not Arcadia Homes, they spent it on God knows what, now making my $1000.00 unavailable. Until Arcadia Homes can dupe someone else to purchase a home from them, my money won't be refunded until their closing of the transaction with the poor fools. Now I have to wait until Monday 11-22-2010 to see if I get my refund. The refund of my earnest money should have taken a week, two weeks at the most. Now four months later still no refund and any interest I would have accrued is lost. In summation of all this, I most adamantly recommend to anyone, steer clear, do not do any business with Arcadia Homes if looking to purchase a manufactured home. There are other dealers in the Dallas Texas area that would serve you much better in the purchase of a manufactured home. Unfortunately I can't give these guys a rating of less than zero. Again I warn you, do not do any business With Arcadia Homes and Brian. |

| I was unfortunate to purchase a home from Brian. I have gone through the exact same thing. My $1, 000. did not get credited on my closing papers. They did not close by the deadline for the 1st time home buyer tax credit. I was not going to purchase the home, because it was not such a good deal without the tax credit. The investor who owned the house was supposed to cover the missed credit of $8, 000. to keep from losing the sale, plus another $2, 300. for other expenses. Well, my $10, 300 did not get paid at closing. Then after I moved in to the house I had to pay for around $700. in expenses that Arcadia homes was going to reimburse me for things not done to the house. Well, that makes $11, 000 Brian owes me. I've been hearing that the check will be ready Friday every week from December 2010 to May 2011. The closing that is supposed to fund in 48 hours NEVER funds. He will not bring money to you that will not happen. In my investigating Brian Berkenbile of Arcadia Homes. There is an Air Conditioning Company he wrote a check for $3, 500. ON A CLOSED ACCOUNT. Another home buyer in Kaufman that did not get their $3, 500 from Brian at closing. Another home buyer in Wills Point that did not get their $5, 000 in property improvements from Brian. A septic company that Brian owes over $50, 000. I don't know how this con artist stays in business. |

| I purchased a home in late 2007. I paid $500 earnest money, which I never received credit for. I was chagred approximately $5, 000 in with the purchase of the home for work done to the home by his father, Terry Berkenbile who owns Valero Construction. The work was never done and I was never refunded the money. The would work on my home a couple of days a week and wouldn't come back until I made numerous phone calls inquiring as to when the work was going to be completed. The work he did is now having to be replaced and/or repaired after only 4 years. BJ (who is Brian's brother) moves the homes when they are purchased. He doesn't do good work either. It looks like this is a family conspiracy to con people out of their money. Hopefully the attorney general will do something to close all of them when they get enough complaints. |

I came across this website and was extremely shocked. My husband and I purchased a new home from Brian Berkenbile in 2009 and have never had any issues. Brian was always helpful and walked us through the buying process with pure professionalism. Since then, we have referrred 2 friends and 1 family member to Arcadia and they too had a great experience. I do not think what you have posted is fair to such an business. There are always two sides to a story.
We too had the plesure of working with Terry Berkenbile of Valero and he was amazing. He and his crew did an outstanding jod making sure our new doublewide was installed properly. We called on him several times with questions and he was always there to help.
I would purchase another home from Brian Berkenbile anytime. |

AAA Worldwide Mortgage preapproved our loan with Fairfield Land & Homes. After going to the closing table three time, they forced Fairfield to back off.
Said if he was one day late he would have to pay off the whole mortgage. Less then 20 minutes later Lynn Corley with worldwide called and said she had a dealer who had the same house and was willing to work with us. We then went on Sunday Feb 17, 2008 Brian Berkenbile met us at his location is Mesquite Tx. Arcadia Homes.
After looking at the house that was not the same, it was down graded and alot cheaper looking, we said no to that one. He then told us that he had just gotten in a new home that was a lower price then the other one we had looked by several thousand dollars. He showed it to us and said yes we like it. That was all. We signed nothing what so ever saying we wanted that house.
The house was tightly wrapped and in two parts like being new on wheeles. He never ever said one thing about it being a 2007 let along a used 2007. He knew we were aprroved for a NEW 2008 Home. All paperwork we have shows a NEW 2008 Schule home which is what we picked out at Fairfield Land and home., not with this dealer. less then 5 days they had the house out on our property that Both my husband and I worked and sweated on clearing the land where the house was to go and prepare for the house every week at least 2 days a week for 6 or 7 months.
We paid people to come in and cut down the larger trees we could not cut ourselfes. We have pictures from day one. They then came in and instead of hauling in the dirt for the foundation that was in the cost of the house they dug up dirt from our front drive way and made a 45 ft drive way and now has the water running toward house and under the house instead away from the house like we had it.
The outside of the house has damage spots on it from day one and no shirt under the stairway which they are suppose to have. The siding has spaces and waves in it. The inside of the house looks like a Texas Tornado went thur it. the carpet is bad, the walls in guest rooms are coming down. broken windows. The house is unliveable. We could not move in.
Every time you turn any kind of water on . tub, shower, toilet flushing the water comes running out underneath the dishwasher. The kitchen floor is rotting out due to so much water damages. This was like this from day one when on our property. This was not the house we looked at. This is nothing but a BIg nightmare.
I tried calling several different people starting with Lynn Corley, Christi Moore, shawna Morrison, Dorthey in construction part of the mortgage part and a good 6 or more others. they all refused to help me. Shawn Morrison
told us that if we did not sign the final paper work that they would foreclose on the house and land before 1st payment was even made.
The more i tried to tell the mortgage company I though we were both being screwed the more ulgy they got. All my payments from day one were mailed Certified and 1st payment sat on someone desk over 15 days. I could tell this from date they signed for the payment. They( World wide mortgage) have toldly destoried our credit history that we work so long and hard on to get the loan.
We could not even rent a house or Apt if we had to. Putting up with all this nightmare has destoried my husband health and all our dreams of a retirement. We have gone to so many different people asking and begging for there help. Found a lawyer who agreed to take our case after 7 months or more has not even files any type of paperwork.
In the mean time the mortgage company has threathen to do a Non judisal forclosure on our property even though we had never been late. We were suppose to been forclosed upon on May 5, 2009, so I did not make May 2009 payment thinking 5 days later we would not have House and land.
We have 5.5 acres of land and the value of the land is worth between $8 and $9 thousand a acre. This is a living H*ll we have been going thur now for almost one year. We would like our land back plus all money we have invested, if there is anyone out there willing to help us fight both companies please let us know.

Arcadia Home & Construction (Valero) Brian & Terry Berkenbile has my money...$2800.00.
I am a single mother with 2 children. I recieve no child support, no state or federal aid, and no help of any kind. I work very hard to provide for my children on my own, with God's help.
Brian guarrented that he could get me financed to purchase a home. I wanted to provide a better and more permanent home for my children, That was over a year ago. I have never gotten the home and when I found a nice home to rent, I spent all my current savings to move in. All the money I had saved to repair my car. All the money saved up for school clothing and this comming Christmas, had to be used to move it.
I asked Brian to refund my deposit in April. He told me it would take two weeks for the bank to issue a check. It is now the end of July and I have no money. He has made one promise after another to me. He said I would have my money back and now he won't even take my calls and lie to me. I am at risk of losing the home I have just moved my children into and don't know what to do.
Brian lied to me at every turn. He LIED TO ME when he assured me that my money would be held in aa escrow account until we closed on my home. There was never any escrow account. He is preying on the unfortunate and has no conscience. If anyone knows how I may get my money back, please let me know.
We are heart broke and desperate.

| Brian and his daddy Terry are both big CROOKS!!! My house was burn down and i went to them to purchase a home they took 10, 000 dollars and never gave me an home!!! THEY LIED AND LIED! They kept on giving me excuses when i tried to contact them! My kids and I do not have a place to stay. Ive been burned out of a house And burned out of my money! I HOPE THEY ARE SICK WITH CANCER AND EVERY TIME THEY HAVE A PAIN IT WILL BE SO HARD THEY WILL SEE 10, 000 DOLLAR!!! They think they are getting away, But GOD can handle ANYTHING!!! >:( |
