The summit has black toxic mold. I know of several other tenants who had to move out due to the ceilings collapsing, lack of heat, and severe health issues caused by mold. The office staff makes offers of small amounts of concession money to try to get the "problem tenants" out, i.e. the tenants who complain and demand proper habitability, and get new residents in at lower rates. They do not care about the health issues caused by the black toxic mold. They care about keeping costs low and profits high. The staff attempts to mask the severe hazards of the mold which could be resolved easily by actually remediating the units with mold and by fixing the heat and other maintenance issues in units rather than cheap quick fix jobs. The units are old. They leak, ceilings collapse, the walls are paper thin, and the plumbing is severely sub par at best. This is an issue which can no longer be swept under the rug by getting the residents to remain quiet who are subjected to the hazards caused by these unsafe conditions. Black toxic mold is illegal and the staff knows it. They want to keep this issue quiet however not everyone is legally ignorant. The tenant laws for habitability in CA are required to be adhered to and The Summit at Warner Center is not above the laws of the Superior Court of California. Assuming residents won't take legal action so that their health is protected and their rights are preserved is absurd. The complete disregard of tenant safety is unconscionable and the false positive reviews incessantly posted by the staff is laughable. All the time spent posting fraudulent raving reviews and attempting to hide the true issues is not helping any residents and shows the complete lack of disregard for helping the residents in any way. Take all the time spent posting on this site and utilize that time to actually amend the maintenance issues and safety issues for the residents of the community.
