I went to Costa Rica in September 2011 to attend an International Living Magazine conference. During the conference we went to John Patrick Wilson's booth. He had the Lake Arenal properties for Buena Vista for sale, also known as Yes Arenal. He invited us to come view and stay at his property for a few days. We accepted.
John Patrick Wilson and his staff are very nice at first but watch out.
We entered into an agreement and gave a $2500 deposit on what we thought was our dream vacation home in September, 2011. This agreement was subject to our Attorney's approval.
You see, we heard so many horror stories about Americans being ripped off buying property in foreign countries so we wanted to be extra careful and let an Attorney review the agreement before we made any kind of a real commitment
A couple of days after we signed the agreement and the contract was under review with our Attorney, we received an email from the John Wilson staff stating "they wanted $15,000 more right away". We immediately notifed and forwarded the email to our Attorney. Thank goodnes we didn't give John Wilson anymore money.
He takes you around to various places including restaurants and even had a business owner lie and say they own property in the subdivison. We found out later one guy was lying about his residence. Extremely unprofessional. He kept our $2500 deposit and then demanded we give him an additional $15,000 a couple days later. (RED FLAG)
Our Attorney didn't approve the agreement due to easement issues and several other discrepancies that he noticed with the agreement. We tried contacting John Wilson several times about our deposit and he never returned our calls or emails about the refund of the deposit for Buena Vista IV (6) Lot 52. John Wilson feels he's untouchable because he's an American originally from California and he moved over to Costa Rica.
I hope this information helps someone else who is considering buying property overseas and especially at CostaRicaLakeandBeach. A Purchase Agreement won't protect you from JP Wilson Developments.
To date we have not received our money back. "Buyer Beware"

It's totally preposterous to believe that everyone loses their real estate deposit.
As stated by John P. Wilson Developments aka YesArenal, CostaRicaLakeandBeach.com, Owner of Buena Vista Properties.
I have been purchasing Real Estate for 23 years including negotiating, analyzing, composing and contract review and I have yet to see a single transaction be the same.
A real estate contract is between a buyer and seller however composed. A contingency to a contract is a normal and standard course of action. The parties involved in the transaction (both Buyer and Seller) agree upon the terms of the contract.
In John Wilson's above rebuttal he should have stated "everyone loses their deposit when given to J. P Wilson Developments no matter what the terms are of that contract" He should have said "I'm not giving anybody any money back no matter what.
Just to clarify, my written records indicate John Wilson of Buena Vista lots, YesArenal, Also known as CostaRicaLakeandBeach was submitted, via email dated October 2, 2011 my refund address and information to return refund currently still due and owing the full amount of $2500.00 USD. I submitted numerous correspondence to J. P. Wilson.
My latest written correspondence to Wilson, verbatim dated January 6, 2011 stated "We were wondering if John is going to send the money he owes us? Did he get enough money to pay us? We haven't heard from him." Please call us right away. John Wilson's so arrogant he wouldn't even talk to us on the phone send an email nothing. He had no intention on giving us our money back. As of this writing he's had our $2500 USD for 4 months. No reply from YesArenal aka CostaRicaLakeandBeach.com, John WIlson.
All I want is the money you owe me.!!! $2500 USD.
All correspondence to J P Wilson Developments were similar in nature. None with any reply from YesArenal aka CostaRicaLakeandBeach.com.
To all the millions who will view this forum and are interested in buying property in Costa Rica please don't go to John Wilson Developments. He believes real estate is esoteric. His actions are archaic. He's into ripping people off.
I can go on and on about how dishonest this guy is but as you can see for yourself, he took another gentleman's money more than $8000. He even tried getting me to give him another $15,000 2 days after I gave the $2500 contingent deposit. I have that in writing too.(HUGE RED FLAG) They wanted me to send the $15,000 "right away".
I strongly caution you to do your homework. use the internet to research these folks, see if they have any complaints (like this one). We got ripped off by someone from the USA. California to be exact. He apparently studied the rules and laws therein Costa Rica and decided to make it his ripoff home.
Costa Rica does not require realtors to be licensed. Anybody can be a realtor, (as you can probably see from the outcome of my attempt to purchase). Costa Rica does not have a Multi List Service MLS so they can charge any price. The price is as much as they can get out of you, there is no Board of Realtors. J P Wilson gave us so many different property prices it was ridiculous.
"Buyer Beware" of YesArenal aka CostaRicaLakeandBeach.com aka J.P Wilson Developments located in Lake Arenal, Puerto San Luis, Tilaran in Costa Rica. If you're considering buying property in Costa Rica try someone else for sure. Your money won't be safe if you give it to him. He's located in the Arenal Volcano area, when you see a sign while you're driving that says YesArenal keep going don't stop. He's bad news.
The Authorities need to check this guy out or maybe even the Costa Rican Government. He's ruining real estate business for those who want to run an honest business over there in Costa Rica.

Why didn't your lawyer help to get your money back? I want to buy property in Lake Arenal but I wouldn't want to go anywhere near this guy. It seems this J P Wilson guy has a lot of company names. How many names is he operating under. He sounds pretty shady. I hear it's pretty expensive to sue down there. Can you tell me who you would suggest in the Lake Arenal area.
I guess the best thing to do would be to ask if they're owned by the Wilson clan. I'm glad I found this post before I made my way down to Costa Rica.
Thanks for all the info you've already given about your experience. Thanks for sharing. It's a lesson for all to be sure to do your homework on these people.
Keep the faith in getting your money back from that organization. I will keep checking to see if he finally gives you your money back.

From my understanding J.P. Wilson Developments is using, yet another name, Alhambra. This is in addition to several other names so you will want to be careful during your visit to Lake Arenal.
He uses this Alhambra Buena Vista 6 as well. Maybe he uses all the various names to confuse people. So again, be careful when traveling to Lake Arenal.
I used the Attorney simply for contract review purposes. It will be costly to go through the Court system. I think most often in Costa Rica, people rely on a person being honest, a person with integrity and who possesses good moral character. I would suggest you look for someone who can produce really good references. Look for those qualities. Be careful of how you meet a developer when looking to purchase.
We met Wilson at an investment conference. Wilson's Development was not part of the conference but had apparently set up shop there. It's kind of like crashing a party you're not invited to so that's another red flag. He simply has no moral compass, lacks integrity.
I visited his booth because it looked professional enough. That's not enough though, you have to seek referrals from others before entering into an agreement. Ask a lot of questions, see if they have ripoff reports such as this one, look for complaints of any kind.
I would recommend Terry Moran of Moran Real Estate when looking in Lake Arenal area. He comes with excellent referrals and again you should check everything out for yourself but I think he is a person of integrity and high moral values. He has great prices and a lot of homes in his development that are occupied so I don't think you can go wrong with him.
I hope this helps you and any one else in their quest for buying property in Lake Arenal. I'm still holding out hope for the return of my $2500 USD.
The most recent scam from JP Wilson's Costaricalakenandbeach.com is for you to wire transfer $10,000 to them. They claim it's fully refundable. Don't believe it. If they can't pay me my $2500 why would they pay $10,000. Don't be fooled by their website asking for money. They still haven't given me the money still due and owing.
Stay away from Wilson's development he's bad news. |

Why do you not file a fraud claim against JP Wilson. I was a victim of a similar scam from three developers soliciting money for a project called Pacifica Village. I wish I had an attorney look over their one-sided contract full of misrepresentations and therefore full of fraud. I unfortunately gave them all of my life savings of $44, 700 before realizing the whole project was a set up to scam people of their money. The name of two of the developers is Jonathan Glazer living in Hermosa Beach and the other developer a couple, Sean and Krista Kanter skipped town and went back to the states in CA. It does not seem right that people like this can get away with keeping other people's money in exchange for nothing, Please let me know if you were able to receive a refund that is rightfully your money.
