I was not able to get my full deposit back even though I left the property as was when I moved in. The list of damage/repair cost is incorrect. I moved into a two bedroom townhome in Chamblee and signed a year lease. The lease terms stated that I would receive my full deposit back upon leaving the property as was when I moved in. I was not given a walk through with the landlady before moving in. I walked through myself over the next few days and notated the condition of the property in writing and notified the landlady, Ms. Rose. These items were never fixed, Ms. Rose kept insisting that she didn't know who to call and she would get back to me. The only things that received attention were when the A/C was leaking, when the heat was not working, and replacing the stove with a second-hand one when I complained the stove was a fire hazard because of frayed wiring. Upon moving out, I met with Ms. Rose, and her sister, Lily, to turn in the keys. Lily refused to to do a walk-through with me and stated she legally had ten days to document the damage and send me an itemized list and the remainder of my deposit. When I received the itemized list, several of the items were damages I had reported upon moving in and the others were bogus charges for routine wear and tear (i.e. paint scratches). Out of my $800 deposit, they kept this money to repair these so-called damages. I was also charged two days rent because I turned in my keys on the 2nd of the month. I called Ms Rose on the 1st and told her I was ready to turn in the keys and she told me she couldn't meet with me until the 2nd. I suspect that they will not repair them as I researched this company and found another complaint on this website who listed the charges he received and they were very similar. While still living there, the townhome was shown to another couple (per the lease terms) and this couple also did not have a walk-through, did not document anything concerning the condition of the property upon signing the lease and paying their deposit. Why would the landlady repair anything knowing she already had another year lease signed before I even moved out? Here is what I was charged: Replace 1 Window Screen $20.00 (I reported the screen broken upon moving in) Clean Stove Oven & drawer $30.00 (I had forgotten my cookie sheet and left foil on the bottom of the stove to catch food droppings for easier cleaning. It doesn't cost $30 to remove a cookie sheet and tin foil!) Repair laminate countertop $115.00 (I had reported the laminate was coming off the counter top. Also, when the stove was replaced, the counter cracked and came off further, probably because it's so old!) Repaint Living Room wall $75.00 (this is normal wear and tear allowance! They didn't even have to buy the paint because they still had some left over from the previous paint job!) Bathroom/Shower Remove mildew and treat surface $25.00 (I reported the screen broken upon moving in) Refinish bedroom hardwood flooring $120.00 (This was a 4 inch spot of the cheap lacquer finishing that was peeling and coming off. The spot was UNDER MY BED! It was not caused by me scraping or moving things. This also should be normal wear and tear.) 2 days rent $54.00 (I called Ms Rose on the 1st and told her I was ready to turn in the keys and she told me she couldn't meet with me until the 2nd!) |
