My family (myself, husband, and 2 kids) rented house from Dave Neher boiler was leaking day we moved in, he never had repaired, 9 months later we wake up on a Saturday and have no hot water. We tried to call him with no luck, so we called a plumber ourselves. Plumber shows up says boiler needs replaced would be around $1500-$2000. That cost us $104 for that info. We then tried calling Dave Neher, left messages with his son and daughter in law and sent emails. He never responded. Two and a half weeks later I mailed him a certified letter. He finally showed up and and said he was not going to fix the boiler that if we wanted it fixed we had to pay for it. We were current on our rent until the boiler broke and we didnt pay him because he never would return our calls. We also owed him part of the deposit that he agreed to let us pay in payments. Our lease was month to month. I later found out that his lease included several things that were against the Wyoming Tenate Landlord laws. For example he was charging us $1500 a month rent and $3000 deposit, according to the laws he cant charge more than what equals a months rent for the deposit. Another example is he had we were responsible for maintance which I thought (MY MISTAKE) was mowing, watering grass, snow removal, etc but come to find out he meant everything, appliances, boiler, all mechanicals of the house. We ended up moving out a week later and have yet to hear from him. He said we owed him almost $5000 for deposit, one month rent and late fees for that months rent. He will have to take us to court.
