The manager has long been suspcted of hiring friends no matter what the price is to do projects around the co-op. Many suspect she has been "skimming" off the top of business deals for years. Always taking the most expensive bid and hiring incompetent companys over and over. Example: At the 2011 all resident meeting all were told that all the A/C units would be replaced by the same company that has done the same terrible job in the past. But when a resident gave a bid from a reputable national company at $3200 per unit, he was kicked out of the meeting because he didn't (and neither did anyone else) agree with their bid of $4400 per unit. One of the 5 co-ops in Bethany Crest (Alpine?) refused her offer and hired a popular A/C company on their own for ALOT less cost than the compnay that did the other 4 units (with 50 or so residents each) and finished in a more timely manner Also, very healthy trees were unnecessarily cut down, stumps grounded and replaced unnecessarily with fruit trees. Two of the five cut down were suppossed to be to make room for expansion on the parking lot in #2 OVER TWO YEARS AGO which has not been done yet and could have been avoided by suggestions to expand the parking lot without cutting down those tress. The president has been heard to say, "Hey, I don't care. It's not MY money." The cleaning crew was fired because of a simple disagreement and the new (old) crew does half the work as the former crew for more pay. They are friends of the manager's and/or ex-residents of Bethany Crest. Windows and screens are suppossed to be replaced (from the hail storms) through the co-op yet there is an excuse of there may not be enough money even to do that which is an entitlement to the residents and hasn't been attempted. The #2 president buys unnecessary items like a rotisserie for himself that no one else can (or even needed except for his own use.) The pool drain system is way past the deadline for state/city standards. A sprinkler job on flowerbeds was done by the president's friend and has never worked. Only one month AFTER units were painted two years ago, a friend of the president's was hired to do an unnecessary power wash on the buildings. They haven't been powerwashed since. The manager has bullied and decieved condo owners into signing an agreement that would make only the owner responsible for any repairs done to the interior of the walls with deceptive language and a completely wrong explanation. She even went so far as to change the bylaws to accomodate this new proposal/contract. When someone tried to alert the people in the meeting to her scams, they were thrown out of the meeting. All expenses (hers and the co-op's) need to be inventoried ASAP. There is a complaint (google Bethany Crest co-op) from 2006 already filed against this manager before. I believe through "scam Report." She keeps terrible, incomplete records, doesn't use a computer and asked me the same business question three or four times because she had no record of the answer. The president of #2 knows exactly what she has been doing and gets breaks through projects done for him, paid by the co-op. She needs to be fired and prosecuted. But everyone is afraid of her because of her blackmailing tactics to anyone disagreeing with anything she imposes on residents. When accountered about any hint of wrongdoing, the manager will always say, "Well, sue us then!" |

This is complete nonsense. Furthermore, the 2006 complaint is in regard to Bethany Crest Coop #6, a completely separate property not managed by the above manager. I suggest you get your facts straight before slinging unsubstantiated allegations. |
