Allgen Real Estate David Williamson ALLGEN REAL ESTATE FAILS TO PERFORM AS PROMISED, Internet |
6th of Sep, 2011 by User445936 |
I contracted my company with his to assign purchase contracts of homes to his company to sell. It was his responsibility to then immediately list the homes on the MLS and to advertise elsewhere to sell the homes, close the deals and then pay my company anywhere from $10,000-$30,000 per deal depending on the deal'. The contracts were to be closed within a 90 day period|. Since placing several deals under contract, David Williamson has failed to market any of the properties on the MLS or to advertise them,. As a matter of fact he attempted to push that responsibility on to me.. I test marketed the properties for a few weeks and sent him many leads|. He has failed to sell any of the homes well over 2 months into the contracts. He still has not listed the properties or advertised them. Some sellers of the homes are tired of waiting for results and one backed out their contract because of it. David has also failed to return calls to the sellers of these homes in a timely manner. David Williamson also refuses to return calls recently and just before then the response time to returning calls or emails went from a few days to over a week. I spent months of time bringing deals to the table. I spent money on travel, advertising and expenses in order to bring deals to the tables and place properties under contract. He has failed to perform. Not only some of my business and financial goals have been ruined by his failure to act, but the goals of the people who placed their homes with us have had their lives interrupted because of it. Should he reverse course and honor his promises before the remaining contracts run out of time, I will add to this posting showing that the problems have been corrected. If he does not, then this posting will remain up as a warning to others. |

First, ARE Inc officially denies the claims in this posting. Let’s first and foremost get the basics clear; this was a business relationship initiated by Ace Ballard and Ace Financial Network in Idaho with no written agreements or contracts, just verbal guidelines, this means that it is NOT a consumer issue and therefore does not belong on this site or any site.
Now to the heart of the matter, Ace Ballard and Ace Financial Network contacted ARE Inc to begin working with us since ARE Inc had no market share in Idaho we thought it would be a good idea. So, we agreed to work with him and make offers on contracts he would generate. In exchange for managing the complete process for the properties in the area, since ARE Inc is not located in Idaho, his company would be compensated with a fee at settlement.
Many leads would come through, and many would receive offers and go to contract, some were found to be undesirable. Each contract would have its own set of terms and timelines for action. Marketing was completed on all properties, many received interest, and most people interested wanted prices that would work with the property or could not qualify for the property. Contrary to Ace Ballard’s and Ace Financial Network’s thoughts about failing to close a property, one can only close a property when they have someone who qualifies for the property. Ace Ballard and Ace Financial Network do neglect to state that one of their first properties was to close, yet 4 days before settlement the seller refused to go through with the sale, as anyone knows, there are only 2 ways to solve this, let the seller go or sue them, we are not a company who uses the court to make a profit so we let the deal go instead of causing distress for all parties and a drawn out legal process. The seller Ace Ballard and Ace Financial Network refers to who back out shortly into their contract, backed out because when they entered into the contract they were already drowning underneath their hard money loan which needed to be paid off soon, essentially the investor and her partner got in over their heads.
It was not the responsibility of ARE Inc to contact, manage, pursue, or communicate with the sellers, that was Ace Ballard’s and Ace Financial Network’s job, all calls that required ARE Inc’s communication where made within agreed timelines, any other communications where forwarded to Ace Ballard and Ace Financial Network to handle.
ARE Inc tapered off the communications with Ace Ballard and Ace Financial Network when it was determined that their reluctance to manage the process in Idaho was just running up the tab for everyone and not producing any results. Ace Ballard and Ace Financial Network claim they spent time and money with no results, well, so did ARE Inc, does anyone think that we would spend countless man hours, money, etc… just to do it, we of course are in business to make money and none was made, so we left the market. Ace Ballard and Ace Financial Network was only interested in making some phones calls, which by the way he is very good at, he is an excellent sales man when needing documents signed, but, that is all he wanted to do when there was far more that he needed to do in order to make this a prosperous venture.
Ace Ballard and Ace Financial Network was not attaining any of his financial goals before he began working with ARE Inc, so him not attainging any after both companies lost money is not ARE Inc’s fault. The houses that were contracted with us knew that they could be cancelled by any party at any time and would only go to settlement if all factors fell in place, the sellers knew this in advance and most were upside down or just could not sell their homes because of situations created by their own doing, so they tried to work with ARE Inc through Ace Financial Network and Ace Ballard, but the information was skewed and it was found that the homes were presented as good deals but found to be worthless.
ARE Inc has made attempts to resolve the issues by placing detailed requirements in writing to guide the companies in a business relationship, but Ace Ballard and Ace Financial Network appears to not be happy with the needed amount of work on their part and have chosen to move on as well as ARE Inc.
ARE Inc wishes Ace Ballard and Ace Financial Network luck in their endeavors and harbors no ill will towards them even after their blatant personal attack on the principles of and the entity known as ARE Inc, by placing such a post knowing it is almost impossible to remove and could damage the parties just because Ace Ballard and Ace Financial Network is not satisfied with their personal achievements. |

I wanted to post something POSITIVE - I have done business with ARE Inc and have had nothing but a good experience them. They are a company that is all about integrity and professionalism. From a consumer AND business standpoint, I would highly recommend them. Just wanted to add my 2 cents :-) |

David Williamson with Allgen Real Estate in Glen Burnie Maryland are crooks along with Tanya Johnson "TJohnson Marketing". He wanted to purchase my house but unfortunately it was less than what I owed the bank so he contacted a Realtor to do the Short Sale transaction hoping that he would be the purchaser and skim the profits off the top. Unfortunately the banks do not operate that way. So when he found out he was not going to get money from my home, he decided to be sneaky and place a $75, 000 second Deed of Trust (Lien) on my home before it went to settlement in hopes that I would pay the full amount or the bank would at least settle with him. He told the Realtor "At least pay me $3, 000 or something...all realtors do this to settle second mortgages"...???WHAT???...this was a BOGUS LIEN!! When we threatened to go to the States Attorneys Office with the matter of Mortgage Fraud, he sent an overnight letter releasing the Lien. The bank requested he produce a canceled check for the $75, 000 paid to me...he could not do it...this is extortion and it is just a matter of time before he will do jail time. |
