Rules and Regulations: The first complaint I have is the no dog's running free. My York-shire Terrier cost $700.00 that took me 1 year to pay for and has been attached 3 times in the 7 year's that I have lived here. There are not suppose to be any dog's outside unless accompanied by owner. There is not suppose to be viscous breed dogs allowed in park at all. The Manager/Assistant Manager want do anything about it. I have Vet bills from the accidents and my dog has lost an eye and the only thing Manager/Assistant Manager does is say call Richland County Animal Control. Another rule or regulation is that blinds, skirting, and yard is up to standards. For one if I am buying my home then how can the park Manager tell me that I have to have blinds in my window's of my home. The park teenagers that hangout after curfew have thrown rocks at skirting in retaliation of me yelling at them out my front door. The park will not enforce curfew but expect me to pay for what the teenagers have done. Their comment was tell us who they were and we will have the parents pay for it. Yea right, Like the teenager is going to tell you their name and what lot he or she lives at. The mortgage company adds home owners insurance to the payment but the co-pay is so high you can not collect from the home owners insurance to fix the problems the park notifies you about and threatens eviction. I have tried to file 2 different claims on my homeowners policy to fix the problems that are covered by insurance and the co-pay is so high the amount is the same so no check is cut to fix the issue. Late Fee's: When we moved in it was the last year the park was doing a rental payment toward down payment to purchase the mobile home. We had to come up with a $2,000.00 down payment before we could move in. The park put the 6 months rent that we payed for the trailer toward the money we had already put down. We can not move the trailer even though we are paying the Mortgage with Clayton Bank and Trust until it is paid for. If we are late on the mortgage payment the Park Managers will not except Lot Rent which has nothing to do with Clayton Bank and Trust Mortgage Company. Lot Rent is YES Communities/Palmetto Palms. Lot rent has late fee's twice a month then an eviction process starts with more fee's. All together fee's come to about an extra $100.00 a month. On top of the Lot rent that goes up almost every year. The park Management adds a water bill to that which we never see from the Columbia Water Department. If individuals are buying their home and is late on Mortgage than the Assistant/Manager will not except lot rent. So fee's are added and it's harder to pay bills if both the Mortgage and Park keep adding fee's and changing policy. The park is suppose to be tied in with the mortgage company but neither of them know what the other is doing. Tenets get notes stuck on doors and call's from park office or mortgage company because neither of them put notes on account in the computer that both companies can read. |
