Walid Jawdeh is a master manipulator and a con artist.He will lure you into an investment with promise of high and steady returns. We met and he discussed how he had gotten into the hard money lending business.He would lend no more than 50% of the appraised value of the property on vacant land sometimes commercial income producing property that was free and clear of liens.The property owner would convey title to him for a designated period of time for high interest.
He would then take investors and issue notes to the investor secured by deeds of trust.Over the following months I invested over $200K in four separate deals with him and began receiving monthly interest payment from him on a regular basis until March of last year. After a number of calls I finally received the April payment in May.All payments were wire transferred into my account.After a lot of excuses and delays he later deposited his company checks into my account in June and July, but they both bounced. Regarding Housecap Financial, the following is the information I have so far.The company is a licensed in the State of California.The Broker for the company is Timothy Louis Kilfoye at 31562 Royal Oaks Dr., Temecula, CA 92591.Both Walid Aboujawdeh and his wife Julie Yazbeck Aboujawdeh among others hold active real estate licenses in good standing with the company.Housecap Financial was a LLC with the following addresses and phone numbers;

I know he formed a corporation in Nevada last year.He may also have other companies in New York and Arizona.
Speaking of Nevada, he was involved in the purchase of a large project out of foreclosure in Las Vegas.It is large undeveloped property located north of Russell Road just east of Interstate 215 that is fully entitled for high rise condo, apartments, hotel and retail.I am certain his cash flow problems are a direct result of his involvement in this property.

He about age 41, born and raised in Lebanon.His resume states he is a graduate from Notre Dame University with an MBA and Ph.D. in international Business.I only recently discovered that there is a Notre Dame University in Lebanon. His Wife Julie also is a Business Graduate of Notre Dame UniversityI know he lived and worked in New Jersey before coming to Temecula California around 2005.He claims to have owned and rented over 50 homes at one time in the Riverside area.
He said that he sold most of them over the past few years to concentrate on his money lending business.I am pretty sure he never had any of those homes in his name, he only managed them for others by collecting rents and not paying the mortgages. The only know address I have is his home locates at 43920 Via Montalban, Temecula, CA 92591.The property is in foreclosure.With a loan of $400,000 in someone else's name and a value closer to $300,000, it is no surprise he let it go. His whereabouts are unknown, but he claims to be somewhere in Lebanon.
Walid and Housecap Financial are in default of payment of the remaining principle and interest and I want anyone who is reading this report to be leery of investing in any of his scams.This guy is a con artist and will lie to your face without hesitation.Everything he has said or written to me in the past 18 months has been a lie.
