| I would like to file a compliant against 203K HUD Inspector Vito Simone (ID # 14160). I hired Vito Simone to conduct a feasibility study of a home that I was considering purchasing. I had not put in an offer on the home, and Vito charged me $300 for a feasibility report and inspection. Vito informed me that since he was a home inspector, that in the long run this would save money, because I would not need to get another home inspection. In fact he was not a home inspector. We meet at the home on March 6, 2011 and Vito did an inspection of 3 floors in less than 30 minutes. He did not look in the attic, he did not check one of the bathrooms, and he did not check any of the electric work. He did not take any notes while he was in the home, and did not take notes until after the walk through was completed. I was not originally concerned, because I thought this was standard for a feasibility report. However, on March 11, 2011 I was discussing when Vito was going to complete the full blown 203K write-up and when was he going to come do a full inspection. He informed me that he already did the full inspection, and at this time I expressed my concern to him that he did not do a thorough job. I mentioned all of the things he did not inspect, and as a home inspector, I expected for him to be more thorough. He assured me that he was through, but in fact I was forced to hire another 203K inspector, who was a certified home inspector, and found several things that Vito did not even mention. After a long discussion, Vito decided that he would give me a full refund of the $300, due to my dissatisfaction and him being misleading. He told me to send him an email with my address, and he would send me the check on Monday, March 14, 2011. After I did not receive the check on Monday, March 21, 2011 I started to call Vito to confirm that he had sent the check. I called him over 7 times and emailed him 4 times in the last 8 days. He consistently ignored my calls and has not answered any of my emails. However, when I called from a number he did not recognize, he picked up the phone and told me he could not talk. I informed him if I did not hear back from him today, that I would be submitting a complaint to HUD. Vito misrepresented himself, did a poor job with the 203K inspection, and now he has lied to me about the $300 refund. He is a fraud and please use caution when hiring him. |
