When returning to the sales office, I told Mr. Gonzales that I had no intention on buying a timeshare or ever returning to this resort as I just bought a house in the states, yet during my sentence another bottle of champagne was opened and glasses were poured. However, after two more glasses of champagne as well as Omar and his manager pitching an extremely pressuring sales pitch, which contained multiple lies, I began to feel a bit tipsy and signed the contract in which he continued to push the pen and paper in front of me after I kept pushing it back. After signing the initial page I was brought into a back room where a women continued to go over additional information, rushed us through signing so we could get on with our vacation.


The next day, I had remorse about buying the timeshare, the purchase price USD$10,579.00 (USD$2,591.80 down payment), and especially that I was not my normal self when signing due to the alcohol. I began to call a person whom Omar told me could help rent out my timeshare, Jonathan Cruz from Regal. After finding out that renting my timeshare through this company would cost an additional $600 a year and 10% commission fees for each rental, I hung up the phone and tried to call Omar. After never receiving a call back from Omar that day about renting out the room and extra trip, I was finally able to spend a few minutes the day we were leaving to read the contract which is when I came across a clause for 'cancellation rights'. This was never showed to us nor did we know it existed as it was on the back of the agreement and the paper was never turned over. I immediately tried calling the office and only received a voicemail in which I left several messages.


Upset and frustrated, I sent several letters to the President of Universal Vacation club as well as Constructora Los Arcos Del Cabo but never heard back. Additionally, I spoke to several other individuals at Universal Vacation Club and they stated there were no cancelations and you signed the agreement. The representative continued to tell me that if I did not pay, they would send it immediately to collections.


I am very disappointed with Constructora Los Arcos Del Cabo and Universal Vacation Club as they missrepresented the sale !

People have been warned for over thirty years on lots of TV programs and in the press about the pitfalls of timeshare, or its posher name, fractional ownership, and yet they are still buying them, the majority of timeshares are managed by crooks, its a pity because on the face of it its a good idea, its when you read the small print that the problems show up, dont touch it with a bargepole, there, you have been warned again.
