My family moved into 142 Cinnamon Way, Flat Rock, NC in June of 2009. This house is owned by a member of the staff at IPM Corporation. The house was listed on Tons Of Rentals' website. The property was managed by IPM Corporation.
When we moved in there was no move-in inspection done. We were not given an opportunity to point out the numerous deferred maintenance issues on the property. We lived there until the end of our one year contract then moved out.
Throughout the time we lived there we attempted to get Tons Of Rentals and IPM Corporation to send a maintenance person to fix the various issues with the house. All our attempts failed. Tons Of Rentals and IPM Corporation chose to ignore our request to repair a dangerous hole at the entrance of the very steep driveway on the property. Tons Of Rentals and IPM Corporation chose to ignore our request to repair the leaky, damp, basement. During our move out we discovered that the basement was contaminated with what was likely black mold. A $300 office desk that was stored in the basement, was so covered with mold that we had to throw it away. In May, prior to our July move out, the mailbox fell over from being rotten and eaten by termites. I immediately called Tons Of Rentals and IPM Corporation to request repairs. As usual, they ignored us, and the mail box was still broken when we moved out. The one time we did have a visit from Tons Of Rentals and IPM Corporation people, was their 6 Month Inspection. While they were inspecting the house, at that time, I pointed out to them several deferred maintenance issues in need of repair, including the damp moldy basement, the large, dangerous hole in the front of the driveway, a leaky exterior door frame, that was deteriorating. Where are the documents from that visit? Why didn't they send someone to do repairs? Why did they put my children in danger by allowing us to live in a house possibly contaminated by black mold? On move out we did everything we could to make sure the house was in the best shape we could leave it in. We had an exterminator treat the house for pests. (Western Carolina Pest: 828-693-4448) We had a professional crew clean the carpets. (All About Clean 828-393-0105) We spent a day cleaning the yard ourselves. (My teen aged daughter was stung several times by an angry nest of wasps, that was accidentally disturbed during the yard cleaning.) Two months after moving out, when we had not received our deposit refund, we began contacting Tons of Rentals and IPM Corporation for an explanation. Eventually they sent us a list of supposed repairs made and their associated costs. Of course most of the items on the list were either broken when we moved in, falsified completely, or damaged due to forces beyond our control, such as storm damaged siding. We informed them of the inaccuracy of their claims, and, as usual, never heard from them again. Seems the only time they will attempt to make contact with a tenant or former tenant is when they want to attempt the get money from them. Enter Resolve Partners, November 2010. We were contacted by David Plank, Jessica Page, and Jamie Lewis, from Resolve Partners, in an attempt to collect over $1,000 from us. This is in addition to the $975 deposit that Tons of Rentals and IPM Corporation has never refunded to us. My wife responded with the an email disputing their claims. In February 2011 we received a response from Jamie Lewis, with Resolve Partners. His email had attached, a document called Move In CIN142.pdf which he had received from Tons Of Rentals and IPM Corporation. The text of his email follows: Mr. Blanchard I have spoken to IPM in reference to your account as well as received copies on the move in and move out inspections. I have attached copies for you to view. As it stands the charges are valid. Please contact me to schedule payments as soon as possible. My phone number is 866-921-5388 ext 109. Jai Lewi Either Mr. Lewis is not doing his job, or it is his job to fraudulently assist Resolve Partner's clients in taking money from innocent families. Here's why... If Mr. Lewis had done his job, assuming only his negligence and not his fraudulence, he would have noticed a few things about the document, Move In CIN142.pdf, that prove what IPM Coproration and Tons of Rentals is up to. The document does not have the address 142 Cinnamon Way on it. It only has Cinnamon Way, and curiously it looks as though it was not written on the document at the same time as the rest of the writing. The document does not have our signatures or our names anywhere on it. That's because we have never seen this document or any document similar to it, before Mr. Lewis sent it to us. And last, but certainly not least, the date on the top of the document is 12/14/05. This makes me laugh and rage at the same time, every time I read it! In 2005 my family was living in Bourg, Louisiana. We had never set foot in the state of North Carolina. We moved to North Carolina in June of 2009.
