We have finally moved out of 246 Lakeshore Road in St.Catharines and couldn't be happier. Angelo Butera is a money-hungry closet slumlord that only cares about where the next bit of money is coming from, not at all about investing in the people he rents to or caring about the well-being of the tenants. In the time we lived at one of his properties we had numerous problems. The parking lots are unlit (he doesnt want to spend the money to have the lights actually ON), everything breaks down in the units (and they don't fix them! They say they never got the work order - every single time!), issues with the landscapers looking in our windows (it's all owned by Angelo Butera, even the landscaping company has his name on the trucks! And we caught them standing at our window, faces pressed, looking inside our unit), management speeding in the parking lot (a young child almost got run down one day and they didnt stop), etc. One time we were late paying rent because of a holiday where we went away and our flight was delayed coming back. We came home to find management IN OUR UNIT! He said that Angelo told him he was to come and collect the rent and not leave without it. We wrote the cheque explaining why we were late coming back into town (we were only two days late and had the flight info to prove what happened) and he was asked to leave. It was then that we realized he had gone through drawers while he was here. Complaints to Angelo Butera and his company went ignored and received no response at all. We called the Niagara Police and they said we should take it up with the property company, so obviously that went no where since Angelo Butera wouldn’t even acknowledge us. There is a lot of crime in the area as well. One tenant in the building experienced two break-ins the first month they were there. It turned out whoever went in used a key and that the locks were never changed (which according to law they are supposed to be). Police were everywhere doing investigations, questioning, forensics even showed up to print and take shoe prints because whoever did the break-ins tried to kill the tenants dog. We spoke with the police and they kept asking if we saw anyone from the management office hanging around and it didn’t surprise us since we had already experienced an illegal entry with management and Angelo Butera. We don’t know if our locks were ever changed or not (not that it matters because management has keys to every unit) but thankfully we are gone and don’t have to worry anymore. Angelo Butera buys old complexes and then brings people in to ‘renovate’ them. He uses the cheapest materials available and you realize it after you move in. One of the many things they cut corners on was sound proofing and insulation in the floors. If you are one of the main floor units you hear everything in the apartment under you and we figure its vice versa as well. All they did was put concrete walls between the apartments. You would think that was good but forget about putting up frames or anything. You can’t hammer into the walls. All in all, horrible experience living at this complex and we are very happy to be gone. We now have just moved into a beautiful apartment that costs less than what money-hungry Angelo Butera charges and it offers higher quality (which we now know isn’t hard to do) and the property management is wonderful. We finally feel safe. If you are looking for a good place to live, please re-think any property owned/operated by Angelo Butera. He is a slumlord that tricks people with half-assed renos and thinks since he owns it he can break the law and bully you around. We were always on edge living there, scared someone would come in again, and so thank God we no longer have to live in fear. Good riddance, Angelo Butera. |
