We were in Cabo San Lucas and went to the Grand Luxxe Timeshare presentation. We already had a Timeshare with the Grand Mayan. During the presentation we were promised 4 weeks for 100 years called the Legacy . We were also promised 2 weeks for 10 years . We were also told that if you rent a Grand Luxxe in the major cities in Mexico that they would come with a Limo to get you at the airport and you would also have a driver to take you anywhere you want to go. That was all included. We were also told that they have a Butler on every floor to fit your needs. We paid $ 48,000 for this upgrade and false promises. After we returned home , we called Grand Luxxe only to find out that what we bought was actually 2 weeks for 10 years, no Limo and no Butler. For this we received a free car rental which would have cost $500. Lies and Lies and Lies.
The Timeshare presentor was Eric aka Eddie. He gave us his personal cell number and when we call...............it always goes to voice mail.............go figure !! If any of you out there are asked to attend anything that has to do with Grand Mayan or Grand Luxxe......................be afraid..............be very afraid !! The Timeshare people in Mexico should realize that they are lucky that anyone that even goes to Mexico is taking a chance. They do not realize that not only do they have to deal with Crime...................they have to deal with the Timeshare Con Artists !!!!!!!

I also had a very similar experience. I was upgraded from Grand Mayan to Grand Luxxe prior to its opening back in 2009, so I was supposedly offered a "pre construction" deal. The sales rep told me that the reason they were offering this great deal was that they wanted my weeks back from Grand Mayan to offer it to Golfers in East Coast. On top of so many other lies including a dedicated Butler, limo pick up and drop off from airport he also guaranteed me that for every week they rented from my old Grand Mayan weeks, I would get $1000 credit to be used to pay for my future maintenance fees, plane tickets, credit for resort spending and many others. He guaranteed that I would have that credit in less than 6 months ... IT WAS NOTHING BUT LIES. that never happened. They also sold me on getting 6 weeks so I could rent at least 4 weeks a year and have a nice hefty income. Int heir own words, "WE WILL GUARANTEE BY APRIL OF EACH YEAR ALL YOUR WEEKS WILL BE RENTED". Again, to-date not even ONE WEEK has been rented. Truly I was scammed!!!

The best thing to know about Mayan Palace:

NO! NO! NO! NO! NO!

ABORT! ABORT!

Buying a mayan palace timeshare timeshare is setting a big pile of money on fire.

1. Your trades cost money on top of the maintanence fees. By the time you add up the opportunity cost of buying it, the maintenance, and the trades, you have paid for a luxury hotel room.

2. Uncertainty. You can never be sure that a trade will be available in the place you want to go. You may spend all the money and end up no closer to Mickey. You can probably get a trade for a place in the Catskills though….

3. Fees. There are yearly maintenance fees. Typically $500-750 a year. On top of the purchase price.

4. Buying points? Congrats. You just bought the right to contend for vacancies at the time share company. If they devalue them in the future, then you -might- get that place in the Catskills.

It is the same old story with the Mayan Palace timeshare resorts (owner David Chavez) who does not care about what fraud he perpetrates on timeshare buyers. The same old adage applies, with regard to rental fees applicable, etc. It is fraud and there is right of rescission in Mexico no matter what program you buy, no matter what the horror show salespeople tell you. Heve not met one semi-honest one representing the mayan chain yet. Yes, we got scammed and bought, never again. These are the worst operators in the business. The name of the programs, Mayan Regency, The Dream, Mayan Palace, Grand Mayan, Bliss, Grupo Luxxe change with regard to what they wish to charge. The upshot is if you are down the line in their program name game list you lose benefits. The tiger does not change its stripes. Beware. This is a good article about Mayan Palace:
