i have bought 2 units from them but im unsure about the documents as i have not got my contracts yet.... i have paid deposits as well. as im in glasgow and unable to travel to manchester all the way.........this company is only 2 years old with directors changing every other month.... no accounts filed? nor any profits shown to local uk government??? same happened in spain with us as well, now UK developers?? plz help guys... anyone with any experience in dealing with them.. HELP HELP HELP URGENT!!!!

They claim to be insured with Checkmate so investors can get money back if they dont deliver BUT when my sol rang (during due diligence) checkmate they say FSL have paid membership and have policy document but had not yet paid premium so were not actually ins.

Firm rapped over claim to sell one property every two hours


A property firm which claimed to be selling one property every two hours has been scolded by the advertising watchdog.

FreshStart Living Ltd, described by the Advertising Standards Authority as a property management company, claimed on its website: “We are currently selling an average of 1 property every two hours, 24 hours per day, 7 days per week.”

However, a complainant challenged whether the advert, which appeared in August, was misleading and could be substantiated.

The firm sent the ASA a screenshot of their logging database that recorded dates of exchange and maintained that they had sold 360 units in June 2011. FreshStart Living believed that the screenshot substantiated the claim. However, the ASA failed to be convinced and upheld the complaint.

The ASA said that the screen shot of the logging database showed seven individual exchanges only, and a series of numbers in brackets beside a few specific dates in June that added up to 360.

The ASA ruled: “We noted that we had not seen documentary evidence that demonstrated that the sales claims for each of the dates were genuine. We therefore considered that the claim had not been substantiated, and concluded that the ad was misleading.”

The claim must not appear again in its current form.

Hi, I purchased a student pod in Montgomery House, first FSl did not comply with payment plan, for which I have to sell my car and other things to pay them to complete. than they said rent will be paid from a date which was not justified and now they are not paying rent. If anyone is also not receiving rent please contact me as we need majority of lessee to oust them from the management legally.

I am from China, and many Chinese investors were cheated!!!

I paid reservation fee for five student units in Nottingham last July, but last month, in January, their sales Steve, called me and told me that they could not finish the work and asked me to change to another project. I found that is suspicious and refused to change. This Monday, 13 Feb., I went to their office together with an agent from China, they sold student rooms for FreshStart, there I found out they even don't own the property, and neither do they have the planning permision. I found out they are cheating.

I asked the sales director, Paul Walker, to return me my money, but he refused. I have contacted the General Consulate of China in Manchester and they will give support to me if I sue them. And I will go to police station in Manchester city centre today, together with other vitim.

If anyboey want to join us to sue them, or, if you know somebody who were also cheated by this company, would you please / ask them to contact me ? The more people join in, the more influence this issue can make, the less people will be cheated.

Freshstart Living Limited robbed me for 5000 GBP

Fresh Start Living is a twister company. I was interested in two bedroom flat in Empress Mill in Manchester. As a naive person, I paid them for reservation of the flat 5000 GBP in October 2011. They persuaded me that the building works already started and in 12-18 month Empress Mill will be ready.

Also in exchange of the contract I have to pay another 10 000 GBP. They offered me free solicitor, but I preferred another solicitor. My solicitor checked this company and found that they do not have even PLANNING PERMISSION to build this building. Now they do not answer on our efforts to contact with them. I am going to apply to a COURT, if they do not REFUND my money.

Do not trust to Fresh Start Living and do not pay them money without solicitors.

Has anyone exchanged contracts with FSL and then had the deal pulled out ? This has recently happened to us with very little explanation .. we have no idea if they will keep to their word and refund us, we have also incurred many other fees as you would expect at this stage. Will keep posting any news of this 'non' transaction on this and other forums.

Like many others here, I foolishly paid 5ooo for a reservation. I have now read all the literature concerning this company and do not wish to proceed to contract even though the Company are pressing me. Is there any way I can retrieve my 'reservation' money. I do not mind paying the 1000 administration but 5000 is too much and my solicitor informs me that this have been placed into 'a protected pool' rather than direct into FSL's account.

FS took £43k of us for 3 student pods in Montgomery House Manchester that turned out not to exist and are refusing to return our money coming up with all sorts of bull about selling them on and giving us a profit but seven months later and nothing has happened and they don’t even acknowledge or take emails or phone calls now. Also I believe the two sets of solicitors involved Gateleys and Stephensons have not acted in good faith in this transaction and its aftermath which is very worrying for investors.

There have been so many reports of people having their money taken by this outfit, cannot some collective action be taken against them ? I will go to action fraud to try and get my 5, 000 back, but I also wish to sue for Solicitors fees, surveys and various other items of expenditure but I would like to think people could proceed along some more collective route.Any ideas or help ?
